Condos for rent in Bangsar

Where to look, what furnished units really cost, and how to rent without the portal runaround. A straight guide from someone who works these buildings every day.

Bangsar is one of the most sought-after places to rent in Kuala Lumpur, and for good reason: mature, leafy streets, cafes and groceries within walking distance, and easy access to the city and the LRT. But "Bangsar" covers a few quite different pockets, and the rent you pay depends a lot on which one you choose and whether the unit is furnished. Here is how to think about it in 2026.

The main pockets to consider

Rather than treat Bangsar as one place, it helps to know the character of each area:

  • Bangsar Hill Park (Lorong Maarof). Quiet, green and set on higher ground on the calmer side of Bangsar. Resort-style facilities and a comfortable walk to the LRT. Good for anyone who wants a settled, homely feel but still central.
  • Bangsar Baru and Telawi. The lively heart of Bangsar, surrounded by cafes, restaurants and nightlife. Great if you want to be in the middle of everything; a little busier and noisier.
  • Bangsar South (KL Eco City side). Newer, more corporate, popular with professionals working nearby. Modern towers and good connectivity.
  • Bangsar Heights, Puteri and Permai. Established residential pockets with a mix of older and newer condos, often quieter and a touch more affordable.

If you are not sure which suits you, that is normal. Tell Shermaine your priorities, whether that is being near the LRT, a quiet building, a specific budget, or a pet-friendly block, and she will point you to the right pocket rather than sending you a hundred listings to sift through.

What does it cost to rent?

Rents vary by size, age of the building and whether the unit is furnished. As a real, current example, the fully furnished units Shermaine handles at Bangsar Hill Park sit in this range:

  • From RM4,500 a month. A 917 sq ft 2+1 bedroom, fully furnished, ready to move into.
  • Around RM5,500 a month. A 917 sq ft two bedroom within easy walk of the LRT.
  • Up to RM7,500 a month. A spacious 1,435 sq ft 3+1 bedroom corner home with city views.

Older or smaller units elsewhere in Bangsar can be lower than this; newer or larger ones higher. Rents are usually negotiable, and furnished units cost a little more but save you the trouble and cost of buying furniture. For the latest availability and exact figures on a specific unit, it is quickest to just ask.

Renting near the LRT

Being within walking distance of the LRT is one of the most common requests, and it genuinely changes daily life in KL: no waiting for Grab in the rain, and an easy ride into the city. Bangsar Hill Park is within walking distance of Bangsar LRT, with Abdullah Hukum LRT/KTM close by as well. If the station walk matters to you, say so early and Shermaine will prioritise units with a comfortable walk rather than ones that only look close on a map.

Why deal directly with an agent, not a portal

Most people start on the big property portals, and there is nothing wrong with that. But the listings there are often duplicated, out of date, or handled by whoever paid to be at the top that week. Renting through a licensed agent who actually works these buildings means one person who knows the units, tells you honestly what is available, arranges the viewing, and handles the paperwork, from first message to keys in hand.

Shermaine Foong is a licensed property specialist (REN 76742, EUM Realty) focused on Bangsar Hill Park and the wider Bangsar and Damansara Heights areas. You deal with her directly, on WhatsApp, no call centre and no middleman.
